What types of finance does CC Finance arrange?

We specialise in commercial and property finance for established SMEs and serious property investors. This includes business loans, acquisition finance, asset finance, invoice finance, commercial mortgages, bridging finance, development finance and investment property lending.

What deal sizes do you typically work with?

Our typical deal sizes range from £100,000 to £10,000,000 for business finance and £100,000 to £10,000,000 for property finance. We are best suited to transactions where strategic advice and lender positioning add genuine value.

How is CC Finance different from a standard broker?

We operate as a strategic advisory firm rather than a product-search broker. We assess your full commercial position, identify the most appropriate funding structure, and position your transaction with lenders whose appetite and criteria genuinely match your profile. This approach is particularly valuable for complex or unusual cases.

Is there a fee for an initial conversation?

No. An initial conversation to assess your requirement carries no obligation and no cost. If we believe we can add value, we will explain our proposed approach and fee structure before any formal engagement.

Process

How long does the process typically take?

Timescales vary significantly depending on the type and complexity of the finance requirement. Bridging finance can sometimes complete within 2–4 weeks. Term lending and commercial mortgages typically take 4–12 weeks. Development finance and acquisition funding can take longer depending on due diligence requirements. We will provide realistic timescale guidance at the outset.

Can you help if I have been declined elsewhere?

Yes, this is a significant part of our work. A decline from one lender does not mean a deal is not viable — it often means the case was presented to the wrong lender or structured incorrectly. We regularly secure funding for clients who have been declined by other lenders or brokers.

Do you guarantee finance approval?

No. All finance is subject to lender criteria, status and individual circumstances. What we can guarantee is a strategic approach, honest assessment and access to an appropriate panel of lenders for your requirement.

What is bridging finance?

Bridging finance is short-term secured lending, typically for 3–24 months, used to bridge a gap in funding. Common uses include property purchases before sale proceeds are received, auction purchases, development funding gaps, and rescue refinancing. A clear exit strategy is essential.

What is acquisition finance?

Acquisition finance is structured lending to fund the purchase of a business or business assets. This can include term loans, deferred consideration funding, vendor loans and combined debt/equity structures. Lenders assess both the target business and the acquiring entity.

Can you help with finance for overseas borrowers?

Yes. We have experience structuring UK property finance for expat and international borrowers. This includes managing complex income verification, multi-currency income, overseas tax structures and lenders with appetite for non-UK resident borrowers.
